How fast can you close?+

As fast as the title company can clear title — often 7 to 14 days. If you need more runway, we can accommodate and close on your schedule. We use our own capital, so there is no bank approval to slow things down.

What kinds of warehouses do you buy?+

Distribution centers, flex space, light industrial, truck terminals, cold storage, manufacturing buildings, and vacant or partially-leased warehouses. Vacant industrial-zoned land. Sizes from small 5,000 sq ft buildings up to multi-tenant industrial parks.

Do I have to fix anything before selling?+

No. We buy as-is. Roof leaks, foundation issues, deferred maintenance, code violations, environmental notes — we factor it into the offer and handle it after closing. Don't spend a dollar on repairs.

Occupied is fine — we buy both vacant and occupied warehouses. Copies of rent rolls & leases will be requested if you have them.

Will my information stay private?+

How is your offer calculated?+

Comparable sales in your sub-market, current condition, deferred maintenance, location, building specs (clear height, dock doors, power, sprinkler), and current market rents.

Do you charge any fees or commissions?+

No. We are principal buyers, not brokers. There is no commission, no transaction fee, and we pay standard closing costs. The number on our written offer is the number you walk away with at the title company, less any payoff of existing mortgages or liens on the property.

Who actually buys the property?+

What documents do I need to sell?+

Yes. Out-of-town and out-of-state owners are one of the most common situations we work with — often inherited property or a building left over from a closed business. The walk-through, title work, and closing can all happen without you setting foot in Texas; closings can be done remotely through the title company with a mobile notary.

A listing can absolutely make sense if your building is in good condition and you can wait out the marketing period, tours, financing contingencies, and inspection negotiations. My property has environmental history. Will you still look at it?+

Tell us up front and we will take a serious look. Phase I findings, old USTs, or industrial-use history do not automatically kill a deal — they get factored into diligence and price like any other condition issue.
