Buying in Oregon from Texas
Warehouse Cashout is run by Sam and Richard, Texas-based principal buyers, and we buy industrial property across the United States with our own capital and the direct group of cash investors we work with. For a property in Oregon, we underwrite from your photos, documents and public records, schedule the walk-through with you, and close through a local title company or closing attorney, whichever Oregon uses. You never pay a commission, a fee, or for a repair.
What We Buy
Distribution and fulfillment buildings, flex and shop space, light manufacturing, truck terminals and yards, cold storage, single-tenant and multi-tenant industrial parks, and vacant industrial-zoned land. Condition is not a filter: vacant, occupied, deferred maintenance, code violations, fire or storm damage, partially finished construction, environmental history. We underwrite it and make a real offer anyway.
Situations We Solve
- A business winding down, relocating, or retiring and leaving the building behind.
- An inherited warehouse the family lives nowhere near, with or without probate finished.
- A landlord done with a tenant who stopped paying, or a building that has sat vacant eating taxes and insurance.
- Roof, foundation, or code issues that would stall a financed buyer at inspection.
- Property-tax arrears, a delinquent mortgage, or a pre-foreclosure timeline where a cash close in days beats the calendar.
- Partnership splits, divorce, and estates that need a clean cash number and a quiet closing.
How It Works
- Tell us about the property. The form on this page or a phone call. Two minutes.
- We walk it. On your schedule, one visit, no signs and no parade of inspectors.
- You get a written cash offer. Usually within 24 to 48 hours, with no financing or appraisal contingency.
- You pick the closing date. We close through a local title company on your timeline, often 7 to 14 days once title is clear. The title company pays off any mortgage or liens at the table; you walk away with a wire or a cashier's check.
